While completing a home renovation project can often be profitable when the time comes to put your home on the market, there are a few projects that you should avoid if you want to make money someday. On the surface, a swimming pool may seem like a wonderful addition, providing cool fun in the hot summer months. However, someone interested in purchasing your home will see a pool as a liability. Not only that, but pools are expensive to keep up with and difficult to maintain, also turning off potential buyers. It is becoming increasingly common that pool owners are asked to dismantle or fill their pools before a prospective buyer will complete the sale. This is one project that is best avoided unless you know you are going to be in your home for a long period of time.
Never reduce the number of bedrooms in your home. While it may be tempting to turn two small rooms into one large space, you will keep a lot of buyers away with this change. In many cases, it is families that are searching for homes, and families need enough rooms to house their members. In particular, going from three bedrooms to two bedrooms is a bad investment. You will limit the pool of people that are even willing to step foot in your home, making a sale much more difficult.
Do not focus too much on the landscaping of your home. While you want your yard to look attractive, investing too much money just does not make financial sense because the value of the residence is unlikely to improve significantly. Stay away from converting practical, usable space into a room that is geared to a specific kind of person. While you might think changing the garage into a music studio is a great idea, a buyer is going to worry about the loss of storage space for their vehicles and outdoor equipment. A room that they can’t use means they have to look at your house as an investment; they will need to put in time and money to restore the space to its original state. Many buyers simply are not willing to do that. Focus on changes that will appeal to most people rather than a small portion of the population.
The home improvement projects listed above are probably not the best way to spend your money or update your home. Some people may ultimately decide the risk is worth it to them; however, if you are worried about your home’s resale value, it is best to stay away from these projects and instead engage in other kinds of renovation.
